This multi-functional space houses an office that can convert into a guest bedroom, with an attached half bathroom featuring bold botanical wallpaper. It’s part of a full property renovation in which we extended into the side return of a ground floor flat in Mortlake, London, to transform the living space and make it function better for a small family.

The Before & The Brief
This area previously housed a small utility room, part of the old kitchen/dining area, and extended partially into the back garden.
The client wanted to add an extra bedroom in what had been a two bed, two bath property, and create a new office space separate from the open-plan living area. The addition of an attached half bathroom means that this can function as a separate guest suite when needed-perfect when family come to visit.
Guest Bedroom / Office + Botanical Half Bath Plans
Unlike the other rooms in this maisonette, we didn’t focus on the interior design for the bedroom/office, because the client wanted to focus that energy (and budget) elsewhere. Instead, we kept the furnishings and decor minimal aside from a murphy bed that folds away and converts into a generous work space.
In the attached half bathroom, however, she wanted to go bold with botanical wallpaper.
Botanical Half Bathroom Reveal
Because the half bathroom measures 800 x 1260mm, we opted for a pocket door to maximise space.
Bold botanical wallpaper is paired with black fixtures and warm brass fittings – finishes that we echoed in the adjoining office/guest bedroom.
We paired the botanical wallpaper with a textured ceramic gloss wall tile. A space saving, budget friendly black sink centered on the wall creates symmetry and better visual balance.
Overhead, a feature pendant casts pretty shadows across the petite half bathroom.
Guest Bedroom / Office Reveal
The maximalist botanical half bathroom both contrasts with and complements the clean, minimal office / guest bedroom.
As I mentioned, this room isn’t styled – it’s a space that the client will add to over time.
Looking back out and onto the garden, we commissioned a bespoke cabinet to house the boiler and add extra storage space. A black metal exterior door leads out to the garden and echoes industrial elements in the adjoining living and dining area.
A Velux roof light above the exterior door floods the office / guest bedroom with natural light, while a vertical radiator leaves wall space open to add additional storage furniture in the future.
It’s a calm, functional area where you can tuck yourself away if you’re working from home, or for visiting guests to retreat to.
